Thank you for allowing PNW USED MOBILE HOMES (PNWUMH) the opportunity to assist you in selling your mobile home in Washington.  Our team understands the market and whether the home is staying in place or needs to be moved off the property, we are ready to help. 

Services to sellers are compensated as a "net listing", meaning the seller agrees to receive a set price for the home when it sells, and PNWUMH's fee is the difference between the set price and the final sale price.  There are no hidden charges and no surprises!   If this sounds like the right solution for you, complete and submit this form and a member of our team will contact you.

1. CONTACT INFORMATION:

If the home is owned by a company, please enter the Company information as Homeowner #1.

2. HOME INFORMATION:

Please answer all sections as completely as possible. This information is used to prepare the Consignment Agreement as well provide details about your home to discuss with prospective buyers.

3. HOME ID NUMBERS:

Each mobile home has identifying numbers.  Serial and VIN numbers are usually found on your title and the HUD Data Plate.  Tags such as WA L&I and HUD Label (Tag) are usually found attached to the outside of the home.  If your home was manufactured after June 1976 and you do not find the HUD Data Plate and HUD Label (Tag) number, we will order them for you.  The costs will be deducted from the Consignment "Agreed Payout Amount" when the home sale closes.

4. IMAGES OF DOCUMENTS AND PHOTOS:

Photos are needed to help us assess the home's consignment and market values.  Use a good camera or cell phone to take  photos that show inside rooms and include any personal property being sold with the home; plus photos.  Also take photos of the home on the outside from various angles showing any add-ons and outbuildings that are part of the sale.  A photo showing access to the home from the street/driveway can be helpful especially if your home is not close to the street or there are other buildings on the property. 

You may upload 6 photos (documents or home) with this Questionnaire.   Please send any other photos by email to info@pnwumh.com, or as a downloadable link to a photo site such as Google Photo, Dropbox, etc.  If sending a link to photos on a shared site, please remember to share them with info@pnwumh.com and send the shared link.  

5. PERSONAL PROPERTY INCLUDED:

It is very important to list all of the items of personal property that will be included in a sale.   Personal property is anything that was not built at the factory.  Examples of personal property are:  

  • cooling - air conditioner, HVAC
  • couch
  • chairs
  • dishwasher
  • dryer
  • heating - baseboard, fireplace, furnace, heat pump, HVAC, wood stove
  • hot tub
  • porch/decking with stairs
  • refrigerator
  • shed
  • stove
  • tables
  • washer
  • water heater

6. CONDITION OF HOME:

Home Inspection

As the Seller, you have the option to order a Home Inspection Report and provide a copy to PNWUMH once the home has been listed on the website.  The cost for the inspection and report are paid by the Seller first then reimbursed to the Seller by the Buyer as part of the Home sale closing.  The cost for this report is between $300 - $400.  PNWUMH will assist the Seller to schedule the inspection if needed.

Prior to entering into a Consignment Agreement with you, a UCC search needs to be ordered. You will be responsible for the cost of the search. Please answer all questions fully and provide the requested documents.

9. HOME LOCATION INFORMATION:

When selling a home in place, it is important that we have information about the home's location, including whether it is in a mobile home park/community or on private land. Answer Section 9.A, then 1) for homes in a park/community, complete Section 9.B; OR 2) for homes on private land, complete Section 9.C. PLEASE NOTE: PNWUMH DOES NOT ASSIST IN THE SALE OF LAND, ONLY MANUFACTURED HOMES.

9.B.  Mobile Home Park/Community.

If the home is in a Mobile Home Park/Community, provide the following.  If it is on Private Land, skip to Section 9.C.

9.C.  Private Land - If you completed Section 9.B, OR IF YOU OWN THE LAND, SKIP TO SECTION 10.0.

If the home is on Private Land, AND YOU DO NOT OWN THE LAND, complete 9.C.1 below.  

10. HOME TOURS:

Tour hours are from 9:00 a.m. to 6:00 p.m. Monday - Sunday. We schedule tours in 2 hour blocks and request buyers arrive within their 2 hour window with sufficient time to view the home and leave before the next tour starts. Tours are self-guided and PNWUMH requires prospective buyers to provide state issued ID prior to scheduling. Sellers must provide safe access to the home for tour participants. Please check the option you prefer for tours from the list below. This can always be changed at a later date. ALL questions asked by prospective buyers about the home should be sent to PNWUMH and NOT answered by sellers.

11. TIMELINE / CONSIGNMENT PRICE:

We make every effort to sell your home in the timeframe you request.

12. ENCUMBRANCES (DEBTS) / CONSIGNMENT PRICE / PAYMENT:

Encumbrances (Debts). If you have any liens, mortgages, loans, or any other encumbrances (debts) against the home, it is important that we have that information so the debts can be paid off when the home sale closes. Consignment Price. This is the amount you would like to receive when the home sale closes. Payment. This is how we pay you when the home sale closes.
