Terms and Conditions

• A 25% non-refundable deposit of total rental is required to confirm the booking, with the balance due no later than 4 weeks before arrival. The booking will be cancelled if the balance is not paid on time. The balance is refundable up to 4 weeks before arrival, 50% of the balance is refundable up to 2 weeks before arrival, and the balance is not refundable thereafter The damage deposit must be paid along with the balance of the rental and is refundable (less any damages, as noted below) not more than 7 days after departure. Tips to the staff at the villa, are at the discretion of the Guests.

• The Check-in time is 2:00 pm. Check-out time is 11:00 am. If you would like to check into the villa earlier or check out later than these times, you will need approval from Caribbean Estates, Lands & Villas or the owners before arrival. Please note that a change to the check-in or check-out times will not be possible, especially with same-day bookings. 

• No refund or rate adjustment shall be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, air conditioning, television/cable service, appliances, etc.

• No animals are allowed on the villa premises at any time.

• Report any damage we have caused to the villa or its contents immediately to the housekeeper and Caribbean Estates, Lands & Villas. The guests will accept full liability for any damage they have caused to the villa or its contents and will make immediate arrangements to pay for said damage. They accept that the damage deposit does not limit our liability for any damage we have caused.

• The guests accept liability for any bills left unpaid by us on departure. They agree to have any outstanding amounts deducted from the damage deposit by Caribbean Estates, Lands & Villas before the balance is refunded to the guests. This will be done within seven (7) days of our departure from the villa provided there is no breakage, damage, missing items, no additional cleaning for villas left abnormally dirty, an abnormal number of telephone calls charged to the villa phone, and any other charges incurred during our stay, outstanding.

• No Guests apart from those named above shall reside at the villa or use the facilities during your stay. If unauthorized guests are found residing at the villa or using the facilities without prior consent from Caribbean Estates Lands & Villas or the owners, you may be required to vacate the villa immediately with no refund of the rental.

• There is no lifeguard on duty at the villa. Use of the swimming pool is at your own risk and there is no liability on the part of the owner or agent/manager of the villa for any injury that may result.

• If you are found participating in any illegal activity or found in possession of any illegal substance in the villa, you will be reported to the authorities and required to leave the premises immediately with no refund of the rental.

• No house parties or functions are allowed without advance written permission. If you are causing excessive disturbance to guests in neighbouring villas, you may be required to vacate the villa immediately with no refund of the rental.

• No member of staff of the villa is responsible for the supervision or caretaking of any children staying at the villa.

• Whereas efforts will be made to retrieve items forgotten at the villa by Guests, Caribbean Estates, Lands and Villas are not responsible for the loss of, or damage to any such item. Guests will be fully responsible for the cost involved in returning any found items where this is possible.

• Caribbean Estates, Lands & Villas is acting as an agent for accommodation at this villa and assumes no liability for property loss or damages, nor liability for injury, accidents or delays. Transportation (airlines, ferry, charter vessels, rental cars and taxis, etc.) is supplied by providers independently of Caribbean Estates, Lands & Villas, and Caribbean Estates assumes no responsibility for any loss, injury or damage to person or property because of the acts of the providers. Furthermore, Guests acknowledge responsibility for the villa during occupancy and will observe all security precautions. Guests are advised to take out all relevant insurances usually covered by a travel policy.
